Former Omeath hotel goes on market with guide price over €2.6m

In 2012, permission was granted for the demolition of the existing hotel and construction of a 'new 69 bedroom hotel with associated function room, restaurant, bar, staff accommodation, ancillary accommodation, solar panels, car parking and landscaping'

The former Park Hotel in Omeath has gone on the market with a guide price of €2,650,000.

Presenting a “rare opportunity”, the 85 acre elevated site overlooking Warrenpoint and Carlingford Lough is situated just 0.6 miles from Narrow Water Bridge, which is currently under construction with completion due in 2027.

Once completed, the listing agent, Best Property Services, explains that the bridge is expected to “become a landmark of cross-border cooperation, significantly improving transportation lines and contributing to the region’s economic and social development”.

The former hotel site – nestled in an area of outstanding natural beauty – also comes replete with a rich history, having initially started life as a house constructed in 1860 by John Obins Woods.

It wasn’t until 1946, upon purchase by the Dobbin family, that it was repurposed into an unlicensed hotel.

Additional bedrooms were added and a licence was granted in 1952 and the former coach house was renovated and converted to use as family quarters.

The agent explains that in the 1960s the hotel was further expanded to provide a new function room and residents’ lounge under the Dobbin family.

In 1992 the hotel was purchased by Colman Rooney and he extended the existing function room on the west side of the hotel before selling the premises again in 2003 to its current owner.

The current owner ran the hotel for several years before submitting an application for a “larger hotel”.

In 2012, permission was granted for the demolition of the existing hotel and construction of a “new 69 bedroom hotel with associated function room, restaurant, bar, staff accommodation, ancillary accommodation, solar panels, car parking and landscaping”.

In addition to the sale of the property – with planning permission – there is also a farmyard with a silo and lean too shed and stables, approximately 39 acres of woodland and 9.5 acres of grazing lands.

The agent explains that the “remaining lands between the Omeath Road and the avenue extend to approximately 32 acres and has not been farmed in recent years”.

Offers from interested parties are invited initially on a private basis with a closing date for bidding set for June 26.
