A three-bed house at 236 Legahory Court, Craigavon, is going to be turned into a house of multiple occupancy (HMO), without any requirement for the design of the property to be altered.
The planning application was lodged by Crockard Building Design, Crossgar, on behalf of Seaghan McDermott, Lisdonwilly Road, Armagh.
ABC Planning officers wrote in their report: “This is a two-storey, mid-terrace dwelling that has a mono pitched roof, cement-coloured brick finish, white UPVC windows and doors.
“On the front elevation there is a ground-floor access door and narrow eye-level window. On the first floor there are two narrow eye-level windows.
“On the rear elevation there is a ground-floor door and two windows and three first-floor windows. There is an enclosed rear garden enclosed by close boarded fencing.
“There will be no external or internal changes to the building.
“The proposal would involve a change of use to allow up to six persons to live together (three double rooms).
“Having regard to the fact that the site is located within a predominantly residential area which is characterised by different types of residential accommodation, the fact that the proposed development will retain the building in a form of residential use, and the fact that there are no proposed external physical alterations, officers are satisfied that there will be no unacceptable adverse impact on the character or visual appearance of this section of the Legahory area.
“With regard to potential for noise nuisance, the Council’s Environmental Health Department has considered the proposal and has raised no objections; nor have they recommended the imposition of any conditions.
“For that reason, officers are satisfied that the proposal would not unacceptably affect the amenity of surrounding residents or the established character of this part of Portadown.”
