Seventeen new homes could be built on lands beside Tandragee’s historic Orange Hill

If approved, seventeen houses could be built on land within close proximity to Tandragee’s historic Orange Hill.

Sheriff Homes Ltd are seeking permission to construct the development on lands off 31-33 Gilford Street from Armagh, Banbridge and Craigavon Borough Council.

Their proposals comprise seventeen detached properties – both two and three storey – with private gardens and car parking.

A concept statement, prepared by McCreanor & Co Architects, describes the land earmarked for development as an “agriculturally managed field” which lays between the seven-storey brick White’s Oats Factory and the grade B1 listed Orange Hill – a three-storey over basement Georgian house.

A bird’s eye view of the site shows the development laying directly in between the two landmark properties, to the rear of Orange Hill and a former oat mill.

The Orange Hill property dates back to circa 1750 and according to historical website, Lord Belmont in Northern Ireland, it played host to the White family for generations.

However, the neighbouring White’s Speedicook company – who now own the former mill building – seems to be bear no familial connection to Orange Hill… merely linked coincidentally in name.

According to plans for the proposed new development, the homes intended for the site will be a mixture of three, four and five bedroom dwellings, ranging in size from 1,649 sq ft to 2,281 sq ft.

The breakdown includes three 3-bedroom homes, six 4-bedroom homes and eight 5-bedroom homes.

The architect explains that the development has been designed “sympathetically” to reflect the surrounding landscape and existing structures.

A new access road onto the Old Gilford Road is also provided for to serve the development.

In terms of car parking, the development includes a total of 52 spaces, 18 of which are for visitor parking.

Each dwelling will benefit from “generous” private amenity space to the rear, providing an average of 202.5m² per dwelling.

The homes will be constructed with red/orange clay brick external walls and blue/black slate roof tiles.

The application will be advertised in due course.
