Housing boost as 18 new homes outside Tandragee given green light

A new housing development comprising 18 two-storey homes is to be built outside Tandragee.

The scheme, on the Clare Road in Clare, will consist of 16 semi-detached properties and two detached houses.

The planning application was submitted by David McMaster Architects Ltd, Portadown, on behalf of Geddis and Simpson, Hillsborough.

In their report, Armagh City, Banbridge and Craigavon Borough Council planning officers outlined how the dwellings will be arranged over two sections of the site, each served by its own estate road. The development will feature four different house types.

They noted that ridge heights across the scheme “range modestly between 8.2 and 8.5 metres, ensuring a controlled and coherent built form across the site”.

With the land “sloping gradually downward from the public road to the eastern boundary”, the homes will be built on ground at different levels.

Officers said that, given the presence of existing residential properties adjacent to and near the site, “the principle of residential development [is] acceptable at this location, subject to all other environmental considerations”.

They pointed out that the land had previously secured planning approval for 19 dwellings in December 2009, “which established the principle of housing on the site”. While that permission has since lapsed, they stressed that “the policy context remains broadly the same”.

The proposed layout is described as similar to that of Old Clare Grange, the closest housing development to the site, with homes arranged in a linear pattern along an internal estate road accessed from the main road, and providing a mix of detached and semi-detached two-storey dwellings.

Officers concluded that the scheme is “in keeping with the pattern of development, in terms of character and environmental quality, of the established residential area”.

They added that landscaping “will aid in the integration of the dwellings on the site and would also soften the visual impact of the development”.

“The proposed development has been carefully designed to reflect the established character and architectural language of the surrounding area,” the report continues.

“The scale, form, and massing of the dwellings are consistent with those found within the settlement limit of Clare, particularly in the adjacent residential developments of Old Clare Lodge and Old Clare Grange.”
