Flanagans Butchers in Armagh

One of Armagh’s most prominent retail spaces has become available to let – either diced up into two units or with all the meat on the bones, as one – after laying empty for three years.

The premises situated on the corner of Barrack Street and Scotch Street formerly operated as A. Flanagan & Son, family-run butcher’s and deli.

The prime property hit the property market for sale shortly after David Flanagan, who took the business over from his father, announced that they would cease trading in November 2023.

The announcement came as a great shock to many. Flanagan’s had long been an institution in the city, having steadily traded for 92 years.

In the months that passed the stunning stoned-fronted property was stripped within leaving just the bare bones, ready for a new tenant to begin their own exciting project.

However, now approaching its three year anniversary on the market, it appears there has been a change of tack… the premises has now become available to let.

The agent, CPS describe an assortment of “flexible rent options” for prospective tenants.

“With a prominent shopfront and versatile accommodation, the premises are ideally suited to a café, deli, coffee shop, bakery, takeaway, food production business or catering operation,” they say. “The layout may also lend itself to a variety of other retail, hospitality and commercial uses, subject to any necessary consents.”

Internally, the property boasts a front retail area with tiled flooring and timber panelling. To the rear lays kitchen and food preparation areas with chilling and freezing facilities and delivery and dispatch area onto Little Barrack Street.

CPS state the units are available separately or as a whole with rent reflective of the space occupied.

The options offered include 1 Scotch Street at £15,000 per annum, 1A Scotch Street at £7,500 per annum or the entire ground floor at a guide rent of £20,000 per annum.

Early enquiries are encouraged. Interested parties should contact CPS directly.
