Four ‘barn-like’ homes utilising ‘materials sympathetic to countryside’ planned for Scarva

Plans have been submitted for four striking “barn-like” homes in Scarva in a scheme that has been described as a “sensitive response to the content of the Mullaghglass Road, utilising sympathetic materials detailing and forms which respect those found in the countryside of Northern Ireland”.

The application was submitted for Armagh, Banbridge and Craigavon Borough Council’s consideration in the name of Newtownards-based construction company, M3 Developments.

It relates to lands approximately 90m north east of 17 Mullaghglass Road and proposes to construct four detached homes, each with double garages and car ports across a 0.9 hectare site.

An accompanying design and access statement – prepared by Lurgan-based David Haire Architectural Design – explains the architectural character of the area is a “mix of various styles, forms and materials with no single cohesive or consistent architectural feature obvious”.

The house types proposed on the lands are all two storey dwellings, with approximate floor areas spanning some 2500 sq ft. The accompanying double garages would also span approximately 490 sq ft and both the property and garage are linked with a car port.

It explains that, if approved, the properties would benefit from “adequate set back and siting” avoiding “overlooking with good separation distances between dwellings”.

Each home is of a “linear” style which the architect argues suits the “contours of the site”. It also attests that development will “transform an underutilised vacant plot into an attractive and sustainable place to live”.

Private amenity space is provided to the rear of all homes, averaging a fairly substantial 1217.5m² and includes parking within each site for minimum of four vehicles.

If approved, the proposals will involve – at building control stage – the installation of solar panels on the south facing west roof of each property and an electrical car charger in the garage.

The application is due to be advertised shortly.
