
Further details have been revealed for a planned housing development in Killylea – six years after outline planning approval was applied for.
For a reserved matters application – which puts more meat on the proverbial bones of proposals – has just been published.
The applicant, Fairview Hall Ltd, has earmarked a site at Fellows Hall Road for development.
The residential development will comprise a total of 14 town houses in a number of different styles.
Ten of the properties would be semi-detached – built in five blocks of two – and four detached.
And 12 of the new homes would boast three bedrooms, with two large properties offering four bedrooms.
The four-bedroom properties would have a lounge, living room, kitchen/dining area, utility room and sun lounge.
Three-bedroom properties would include an en-suite bedroom, with ground floor boasting kitchen, dining room, living room and ‘snug’.
On some of the properties, the walls will be smooth render painted white, while others would be facing brick Blanchardstown Anrique Rustic.
All would have black concrete tiles on roofs, while doors would be black uPVC and windows white uPVC.
There would also be a total of 28 parking spaces provided to accommodate the needs of future residents.
The exact location of the site is given as being on “lands between 9 and 15 Fellows Hall Road and to the rear of 10 Esker Park, Killylea”.
It is a site, described in the reserved matters application to Armagh City, Banbridge and Craigavon Borough Council, last used in June 2023 as “agricultural land”.
Drawings also show the intention for a 25-metre ‘buffer zone’ to provide for the protection of a badger sett, which was one of the conditions laid down when outline planning approval – which attracted four letters of objection – was granted in June 2022.
Another was the completion of a reserved matters application “within three years” – hence this fresh submission.
The area will be enclosed by a post and wire fence with native blackthorn hedge planted.
There is no open public space planned – one of the issues raised by the objectors to the outline application – and all landscaped areas would be managed by the home owners.
The reserved matters application will now be advertised shortly.
